Review & Verification of Possession Order

Verify the DM/CMM order or Authorised Officer’s possession notice.

Check property details, boundaries, schedule, and borrower information.

Confirm the date permitted for taking possession and compliance requirements.
2. Advance Coordination With Bank

Obtain instructions from the Authorised Officer (AO).

Provide the AO with a plan for deployment, security, and logistics.

Ensure all statutory notices already issued by the Bank (13(2), 13(4)).
3. Deployment & Arrangement Preparation

Prepare the Possession Memorandum, sealing stickers, and lock/seal equipment
4. Site Visit & Public Announcement

Visit the property on the scheduled date with AO present.

Make a short public announcement at the property explaining the purpose, as required.
5. Taking Physical Possession

Enter property (ensuring no breach of peace).

Prepare a Panchanama with two independent witnesses.

Document and video-record the entire process.

Inventory movable goods if required (or secure them as per AO instructions).
6. Sealing the Propertyo Lock and seal all entry points.

Paste Physical Possession Notice (under Rule 8(1) & 8(2)) on the main door.

ROLE OF SARFAESI ACT, 2002
The Company specializes in outsourcing the complete procedures and legal actions under Chapter III of the SARFAESI Act, 2002 and the Security Interest (Enforcement) Rules, 2002.
Chapter III covers the Enforcement of Security Interest (Sections 13–18A), including issuing demand notices, taking symbolic and physical possession, valuation and sale of secured assets, and overall management of the secured assets.
The Securitization and Reconstruction of Financial Assets and Enforcement of Security Interest Act, 2002 (SARFAESI) empowers Banks / Financial Institutions to recover their non- performing assets without the intervention of the Court. The Act provides three alternative methods for recovery of non-performing assets, namely: –
